Reserve Study & Budget

The Reserve Study prepared by Reserve Advisors, LLC in 2021 is a tool used by the Board and property management to prepare the annual budget and create reserves for future expenditures to replace and repair common elements shared by 151 homeowners.  The Study identified 23 elements as set forth in the CCRs and physical inspection of the Creekside HOA.  The Study includes a thirty-year plan as well as a five-year outlook prioritizing short term projects.  The Reserve Study includes project specifications that can be used by the Board and management to solicit bids.  The Study helps the Board and management understand whether reserves, the operating budget or Homeowners shall fund certain replacements and repairs.
